This is not how you should feel when undertaking a massive task like selling your home. This is why I am more than your run-of-the-mill corporate estate agent.

Don’t get me wrong I love the portals, but it’s a tiny part of marketing your home. Results here are based on the property market conditions.
When you sell your home in Ayrshire with me, before you list your home, we will get your home ready. This includes professional photos, video/drone, floor plans, and 3D virtual tours. This gives me all the marketing materials.
Before it goes live on the open market, I will send property alerts to my list of buyers. This list is always growing, you could get an offer here. This gives you buyer feedback to work on before it goes live on the open market.
Once we hit the big button to make your listing live, I use a 3-step marketing plan to get attention for your home.
The first step is to circulate your property on social media. Your videos and photos get to work for you here. Not just the boring, just listed style posts. I will create engaging text and image posts, trend-style video posts, and if needed some social ads to attract a wider audience.
The next step is to create a search marketing plan. This is where we focus on the keywords people are searching for on YouTube and Google. I will create video and text home and neighbourhood tours. These are proven to do well on YouTube. If you use ads in your strategy, search ads bring hotter buyers.
The last step is email marketing, all the other methods give us the chance to attract a list of potential buyers. The truth is some people need to see something 7 times before making a decision. Using email marketing gives us the opportunity to reach potential buyers again. Again, I might use ads here, this is known as remarketing.
